I do not know how to translate that but I will explain what it is so that native speakers may have a go at the translation.

We are talking about two form of submission to execution all this connected to a mortgage clause in a land purchase deed.

I guess the clause you are dealing with is a power of attorney in the deed given by the seller to the buyers empowering them to place a mortgage as a land charge on the piece of land in question.

This power of attorney is vital as without it one would face a typical catch 22 situation. The buyers are not able to register the mortgage as a land charge with the Land Registry as this may only be done by the seller and current owner. To become the registered owner the buyers have to pay the purchase price. But the bank will not pay money for the purchase price as long as the mortgage is not registered. Therefore the buyers act in the sellers name to register the mortgage.

The "dingliche Zwangsvollstreckungsunterwerfung" means that given that the mortgage is a land charge and may be directed against any owner of the piece of land the bank may force the sale of the charged piece of land directly without a furhter court verdict. So the "persönliche Zwangsvollstreckungsunterwerfung" is the buyers submission to execution which empowers the bank which gives the loan secured by the mortgage to enforce directly any claim against the buyers without a court verdict. From the situation I have explained it is quite clear that the seller does not want to enter any persönliche Zwangsvollstreckungsunterwerfung so the power of attorney is restricted in that way.

Noch was für die Profis am Rande was ich auf Englisch nicht so gut rüberbringen kann:

eigentlich werden in jeder Grundschuldbestellungsurkunde zwei Ansprüche niedergelegt: einmal der sog. dingliche, dh. das Recht der Bank als Grundpfandgläubigerin aus der Grundschuld die Zwangsvollstreckung in und letzlich Zwangsversteigerung vom Grundstück zu betreiben. Daneben steht ein abstraktes Schuldanerkenntnis das es der Bank erlaubt direkt ins Vermögen der Käufer, die ja die Darlehensschuldner der Bank sind, zu vollstrecken. Somit hat die Bank zwei vom Darlehen völlig losgelöst vollstreckbare Ansprüche. Da das aber Sicherungsansprüche sind, kann sie zwar zB. aus beiden Ansprüchen zwangsvollstrecken, sie darf es aber nur bis zur Höhe der offenen fälligen Darlehenschuld aus dem Darlehensvertrag.
