If the tenant (X) concludes a sublease agreement with someone (Y), he has to assign all claims he may have against this subtenant (Y) to the landlord in the amount of the claims the landlord has against the tenant (X).

No idea about the "Pfandrecht" part.

In case of subtenancy the tenants waive their rights to the landlord, i. e. the claims and lien resulting from said subtenancy shall be assigned by way of security and in the amount the landlord has already been entitled to assert vis-à-vis the tenant.
